Description of Works:

The project comprised the design and construction of an ultra-modern manufacturing, refrigeration, and processing facility, and associated external works, adjacent to Butternut Box‘s existing premises in Symmetry Park, Blyth, UK.
The facility focuses on fresh dog food production and logistics. The works included:

• Steel frame structure with whitewall clad refrigeration unit and racking.
• Installation of a specialised Refrigeration plant (Star Refrigeration).
• Construction of a link under an existing highway to the adjacent factory unit.
• Comprehensive mechanical and electrical (M&E) works (MFL and JD Power).
• Floor painting, installation of powered access doors, and EV charging points.
• Creation of new high-tech offices and staff facilities featuring:
  • Bespoke branded joinery, booths, and banquette seating.
  • High-level seating, integrated planting, and specialised lighting.

The core objective was to significantly enhance Butternut Box’s ability to deliver top-end fresh dog food products across the UK market, while integrating sustainable practices like zero waste to landfill and heat recovery systems.

Challenges:

• Delivering a complicated, integrated food production facility within an existing building/complex.
• Ensuring the complicated installation and its integration met the client’s existing and ongoing production requirements and stringent food safety standards.
• Managing the coordination of multiple specialist contractors (Reeco Automation, Star Refrigeration, MFL, JD Power, ISD Solutions) under the main contractor.

• Cost Management: Saunders Quantity Surveyors (Cost Contract, JCT contracts, negotiated firm price agreement, cost monitoring, and construction phase QS support).
